Job Purpose:
The Portfolio Director serves as the strategic PMO leader for the company's development projects, ensuring cross-functional alignment, executive-level communication, and operational excellence across a portfolio of multi-million SAR developments. The role coordinates between Development, Procurement, Sales, Marketing, Customer Care, and external consultants to ensure timely project delivery, cost control, and design quality, while maintaining active oversight from concept through handover.
Primary Duties & Responsibilities:
The Portfolio Director serves as the strategic PMO leader for the company's development projects, ensuring cross-functional alignment, executive-level communication, and operational excellence across a portfolio of multi-million SAR developments. The role coordinates between Development, Procurement, Sales, Marketing, Customer Care, and external consultants to ensure timely project delivery, cost control, and design quality, while maintaining active oversight from concept through handover.
Primary Duties & Responsibilities:
- Portfolio Management & PMO Governance
- Oversee the full project portfolio across Development, Design, and Project Management departments, as well as Marketing.
- Develop and implement PMO standards, governance processes, and reporting frameworks to ensure transparency and efficiency.
- Conduct portfolio reviews to assess project status, risks, and alignment with strategic goals.
- Identify project interdependencies, conflicts, and resource constraints, providing strategic solutions.
- Establish and maintain project dashboards, KPIs, and milestone tracking mechanisms for executive reporting.
- Project Delivery Oversight
- Lead project planning and ensure effective execution methodologies are followed across all projects.
- Oversee project managers and cross-functional teams to ensure delivery on time, within budget, and to the required quality standards.
- Monitor project milestones, deliverables, and critical paths, implementing corrective actions when necessary.
- Manage project escalations, resolving issues and removing obstacles to project success.
- Budget & Cost Control
- Manage budgeting, cost forecasting, and variance analysis for personnel and services across all projects.
- Ensure adherence to financial targets and optimize resource allocation within the approved budgets.
- Performance Monitoring & Reporting
- Define and track project and portfolio KPIs, ensuring consistent reporting across all projects.
- Develop executive dashboards and reports for senior leadership, highlighting progress, risks, and performance.
- Provide accurate project status updates and performance insights to support data-driven decision-making.
- Resource Planning & Capacity Management
- Optimize resource utilization to avoid bottlenecks and overcommitments.
- Identify skill gaps and collaborate with Human Resources to develop training and development plans for project teams.
- Stakeholder & Cross-Functional Coordination
- Follow up on decisions and approvals across all levels, including executive and CEO, to maintain progress and accountability.
- Ensure clear and timely communication of project goals, status, risks, and changes to all relevant parties.
- Act as the primary escalation point for major project-related issues with senior leadership.
- Design Management & Execution Monitoring
- Ensure design deliverables are aligned with development strategy, commercial objectives, and branding standards.
- Monitor execution timelines, flag deviations, and coordinate resolutions with internal teams and external consultants.
- Risk Mitigation & Escalation Handling
- Identify, assess, and manage risks across the portfolio proactively.
- Escalate critical delays or unresolved matters to executive leadership with actionable recommendations.
- Continuous Improvement & Best Practices
- Conduct post-project reviews and lessons learned sessions to improve future project performance.
